How it works?
In the notary deed at the time of the property transfer, the client gives ICPD the right of use for 3 years. ICPD rents the apartment receiving all income and handling all operational expenses. ICPD’s Rental Team will then create the snag list, furnish the apartment, pay the management fees as well as the insurance. For the next 3 years, it is the rental team’s responsibility to take care of the apartment and its renters. At the end of the 3-year period the right to use will extinguish automatically and the ICPD Rental Team will return the apartment refurbished and ready for the client to move in. The client may resell the apartment during the 3-year period, but the right to use remains in favor of ICPD.
Why is it attractive?
The discount represents the best investment package: the client receives his rent up front, saves on taxes, has no headaches in furnishing and renting the apartment and leaves the day to day management for three years to ICPD. Since, the first 2-3 years of existence of a vacation complex are the most volatile for rental revenue, this is another advantage for the client. Indeed, tourists are not familiar with the site, so occupancy and rental income may be lower than average. ICPD offers to relieve clients from that risk by paying the rent up front and managing the property for them.

U can apply to take morgage in Bulgaria with the help of Marina Cape. U just need few things:
- 1. Tax declaration for the clear income for the last year.
- 2. Letter from the employer (he intend to keep you on work, promote you and ex.)
- 3. Empty blankes from marina Cape to fill with your personal information.
NOTE:
Your montly income must be twice bigger then the monthly payment on the credit.
For 1 apartment the interest is 7% for 20 years minimum.
For 2 apartments the interest is 7% for 15 years minimum.
